3. Minor Fixes  

Another great home improvement ROI is to make minor fixes. Most homes could benefit from some paint, hardware swaps, or deep cleaning. Because these fixes can have a big impact on the look of the home but have low project costs, they often have a high return on investment.  

4. Roof Replacement 

Not only is a home’s roof a big part of its curb appeal, but also an old roof can be a red flag. Buyers do not want to have to think about repairing or replacing the roof of their new home. Instead, a new roof increases home value and can result in a big payoff for sellers in some cases.  

5. Carpet Replacement 

A damaged, stained, or out-of-style carpet can have buyers running for the hills. A simple fix is to replace the carpet before selling. Not only can this work transform the look of the space, but also it comes with a high home improvement ROI.  

6. New Hardwood Flooring

9. Landscaping

10. LVP Flooring 

LVP stands for luxury vinyl plank flooring. It can provide the look of hardwood floors but is lower maintenance and costs less to install. As a result, project costs are lower, but the modern appearance still leads to a high return.

The first steps to selling

Stage 1:

· Schedule and meet with Jim Trabbie

· We will sit down and listen to your needs and wants.

· Once we get a clear understanding of your situation, we will discuss a plan based around your needs and wants combined with our proven system.

· We assess the house and discuss selling as is, doing some repairs and see if staging makes sense for you. 

· We discuss a plan for pets, children and elderly. 

· We review the numbers and discuss different pricing strategies and then you select the price. 

· Discuss a showing calendar that works for you. 

· When you are ready, you sign the contract to list your home.

Stage 2:

· Upon receipt of the signed listing agreement, I will start promoting your home as an off-market opportunity to my network of buyers and agents. 

· Speak with a lender about the financing for your next home.

· You will receive Jim Trabbie’s App for your purchase.

· Gather documents for me. Examples could be: mortgage statement, HOA documents, a copy of the living trust, death certificates, power of attorney. 

· Schedule the post to be installed.

· Start prepping the home for the photoshoot.

· Schedule the Photographer 

o Watch out for the Email with tips on preparing for photo shoot & 3D walkthrough.

· Buy your addresses domain and start prepping template for virtual tour

Stage 3

· My marketing department start designing the flyers, social media advertisements, video and website. 

· Escrow will order the Preliminary Title Report and Natural Hazard Disclosure package.

· My transaction coordinator will email you the sellers disclosure package.
